Condominium Conversion Studies

Most frequently, a conversion happens when an apartment complex is converted into condominiums. The process is much more complicated than simply listing units for sale. The transfer of ownership from a single owner to a group of owners must happen; which entails State and Local approvals, the creation of a homeowners association, and typically extensive building and site improvements.

If you are considering a conversion we can help maximize your investment dollars. Our expertise helps investors identify problem areas in need of improvement with common building systems, shared common areas, and exterior building features such as siding, windows, roofing, and even paved parking.

Recent economic turmoil has led to bank take-overs of many properties in the midst of the conversion process. Many clients choose to group Pre-Purchase Inspections (done prior to purchase where recommendations are made), with Course of Construction Inspections (during renovation), and finally with a Conversion Study and a Reserve Study (conducted when construction is nearing completion and units are ready for sale).
