Vantage Point

A six building, 96-unit condominium complex experiencing significant moisture intrusion problems. We performed a comprehensive building envelope investigation on all buildings. This included an infrared evaluation of the exteriors, followed up by targeted invasive investigation into a dozen areas of the building envelopes. We provided the Association with a complete report with photo-documentation of our findings with recommendations for remediation.

Property Condition Assessments (PCA)

Are you thinking about buying a commercial building? You need to know exactly what you are considering and the condition that it is in. What will the total cost of ownership be, beyond the purchase price? Whether you are considering a building inspection for due dilligence and/or because your lender is requiring one, we have the expertise to help.

Our Commercial Building Inspections are detailed inspections and reports that analyze both the buildings and the property that surrounds them. Our color photo documentation and analyses will focus on features that can have big effects upon your bottom line, including (but certainly not limited to):

  • Structural Integrity
  • Site (including drainage issues)
  • Roofing
  • Building Exterior Envelope
  • Heating and Cooling Systems (HVAC)
  • Electrical Systems

Property Condition Assessments (PCA's) are the formal cousin of Commercial Building Inspections, regulated by ASTM (www.astm.org) standards. While our Building Inspections cover much of the same principles as a PCA, the PCA format is often required or desired by certain buyers and lending institutions.

Many of our clients choose to pair standard building inspections with other comprehensive services such as Capital Needs Assessments (CNA). If you are obtaining financing through Fannie Mae or HUD, you may also need a formal Physical Needs Assessment (PNA).
